There's not too much to Kowloon Bay beyond the metro station and the attached Telford plaza. There are a few public housing estate common areas and the Telford Plaza complex extends through a few of them to include dining and recreational areas including a movie theater.

Kwun Tong
Kwun Tong seems to be an up and coming area - my understanding is that a few technology and start up companies have taken advantage of the new / refurbished construction in the area and lower rental rates and opened offices. There is a new waterfront promenade that runs along the Kwun Tong Typhoon Shelter area.
